Adding an electric radiant heating on flooring is an option in remodelling a bathroom.
By how much will it increase the market value of the property?
Any disadvantage of radiant heating on floor?
Yes, if I was looking to buy a house and yours had radiant heated flooring it would be a plus. Any luxury things like that help increase the market value.
But of course, I would look at the whole house and check for other amenities.

It probably won’t raise the value much of anything, it at all, and will probably just be an additional expense you will not recover. This is one of those things that is nice to have but because it is hidden and cannot be seen, most buyers who have never had this type of heating won’t be able to relate to it at all and will dismiss it as a sheer nicety. What is more important is the overall look of the kitchen and bathroom; the counter space, door fronts, appliances, etc, things the wife can see and can relate to. She will have no clue about copper pipes buried in the floor.

I would suggest contacting a real estate appraiser familiar with your area to get an answer to your question. don’t limit your inquiry to just one appraiser either. some are not happy with what they do and do not like to be bothered by inquiries that do not pay anything. find an appraiser who is happy with the work they do.
