Could be hot water lines that are in contact with sub-floor in spots. I would check with either a general contractor or someone that specializes in remodeling. They should have the broadest base of experience and be able to locate the cause.

If the tiles only get hot in the wintertime, there may be a heating duct that runs under them.

Is there a room underneath? Sometimes lights will heat a small area of the floor above. Esp regular light bulbs. Sometimes crawl spaces have lights in em too check this out.

if it is a slab you are in trouble sounds like a busted hot water pipe is your water meter running like crazy?
